Building inspections

Most historic buildings were built to be permanent structures and with proper care and maintenance they be kept in viable service indefinitely. By comparison most modern buildings are designed for a life equal to the tax deprecation schedule and they are often demolished before they reach the age of 50.

The most common time a building is inspected by an engineer is when there is a change of ownership. Most buyers, and all lenders, understand the value of an independent technically qualified due diligence inspection.

We have clients with highly successful historic buildings who have us inspect their buildings on a periodic basis to find and correct problems before they escalate into costly deterioration.

1. Walk thru and oral report.

We do this in your company and encourage you to bring along a camera and make notes. We also encourage you to list your concerns and questions ahead. This is a good, economical method of evaluating a structure prior to making an offer or entering negotiations.

2. Check list inspection and report.

We use comprehensive checklisst to guide an inspection of the structure and each of its many components. Deficiencies are described and documented with digital photography. A written report is provided that includes recommendations for dealing with problem areas.

We provide this service for buyers of both commercial and residential properties and provide reports that meet the requirements of their lenders.

 

3. Comprehensive building condition assessment and report

Primarily for commercial buildings and complex structures. We examine all parts of the building and describe each component, assess its condition, describe deficiencies and provide recommendations for corrective measures. The discipline of written descriptions leads to an in depth understanding of the building and how it has evolved and been modified over the years. Deficiencies are categorized by level of criticality and safety of the building. This format is often used for formal Historic Structure Assessments for National Register properties.

4. Digital as built drawings

We field measure everything and produce digital as built drawings that form a record of the building and become the basis of plans and specifications for rehabilitation projects. These drawings are necessary to obtain building permits for subsequent projects in the building.
